Why Grind Before You Pave

Grind and repave is how most older lots in North Orange County get a new surface. A milling machine grinds off the top inch or two of worn asphalt, the ground surface is cleaned and tack-coated, and a fresh layer of hot mix is placed back to the original height. The result looks and drives like new pavement, but costs less than tearing out the full depth.

Why not just pave on top?

Every overlay raises the surface. On a lot, that means curbs get shorter, gutters stop draining, and wheel stops sit too low. On a driveway, it means a lip at the garage and a bump at the sidewalk. Grinding first keeps the finished surface at the right height, and the rough milled face gives the new asphalt a good grip.

Full-width or edges only

On some jobs we mill the whole area. On others we mill only a strip along curbs, gutters and drains, then overlay the rest, so the new surface tapers to the concrete. Which one fits depends on how high the pavement already sits and how the lot drains.

The base still matters

Grinding and repaving renews the surface, not the base. Areas with deep failures (alligator cracking, potholes that keep coming back, soft spots) are cut out and rebuilt full depth before the new surface goes down. Skipping that step is why some overlays crack again within a year or two.

What it costs

Cost guides list asphalt overlays at about $1 to $3 per square foot and resurfacing of older surfaces at $3 to $7, with milling adding to the overlay price. HomeGuide notes that an overlay on a reasonable surface saves about 20 to 30 percent compared with full replacement. Small driveways often hit minimum charges, because milling machines cost the same to bring out whether the job is 500 square feet or 50,000.

Recycling

Milled asphalt is routinely recycled into new mix or used as base. Recycled asphalt pavement is a normal part of modern hot mix.

HOA streets

Private streets in HOAs are a common grind-and-repave job. Curbs and gutters set the height, and streets often have manholes and valve covers that have to be raised to the new surface. We coordinate those adjustments and phase the work so residents can get in and out.

Grind and Repave Questions

How much does it cost to mill an asphalt driveway?

Milling is usually part of a grind-and-repave price. Overlays run about $1 to $3 per square foot and resurfacing $3 to $7 (HomeGuide); small driveways often carry a minimum charge.

Will new asphalt stick to the old milled surface?

Yes. The milled surface is rough and is tack-coated, which gives the new layer a strong bond.

Does grinding fix potholes?

Not by itself. Potholes and failed areas are rebuilt full depth before the overlay.

How long does a grind and repave take?

A driveway is usually a day or two. Lots are scheduled in phases over several days.
