Paving the Lots Along Beach Boulevard
Commercial parking lots in Buena Park take a beating. Beach Boulevard is the city's main commercial artery, the Entertainment Corridor draws visitors from across the region, and industrial areas along the freeway corridors see truck traffic all day. A lot that is fine for customers' cars will break up quickly under trash trucks and delivery rigs if it was not built for them.
The code minimum and what we build
Buena Park's zoning code (Section 19.536.070) requires vehicle areas on commercial and industrial property to be paved so they do not produce dust or mud, with a minimum of 1-1/2 inches of asphalt over a 4-inch aggregate base, or 3-5/8 inches of concrete. That is the legal floor. Cost guides recommend 4 inches or more of asphalt on commercial and heavy-wear lots, and we put the heaviest section where the heaviest vehicles go: entrances, truck routes, loading docks and the path to the trash enclosure.
Reconstruction versus overlay
Where large areas have alligator cracking or potholes, the base has failed, and the right fix is removal and reconstruction. Where the base is sound and the surface is just old, grinding and an overlay is faster and cheaper. Most lots are a mix, so we map the lot and price each zone separately.
Layout and the code
When a lot is rebuilt, it is the moment to correct its layout. Buena Park's code sets standard commercial stalls at 9 by 19 feet and industrial stalls at 8.5 by 19, 25-foot aisles for 90-degree parking, a 30 percent cap on compact stalls in lots of 10 or more, and wheel stops or a 6-inch curb 3 feet inside stalls that face the edge of the lot. Lots with 10 or more spaces also need interior landscaping of at least 7 percent of the paved area. We lay out the new lot with those rules in hand.
Keeping the doors open
Retail and restaurants cannot shut their lots. We split the work into phases, pave at night or early morning where allowed, and keep at least one entrance open. Your quote includes the phase plan.
Accessible parking
Restriping a lot triggers the 2010 ADA Standards for accessible parking. Rebuilding is the time to place accessible stalls on the flattest ground near the entrance, since spaces and aisles may not slope more than 1:48.
Drainage
Lots shed water to inlets, gutters or the street. When a lot is rebuilt, we check the grades so water reaches those drains, and fix birdbaths and ponding at the same time.

Commercial Parking Lots Questions
What is the minimum pavement Buena Park requires for a commercial lot?
Section 19.536.070 of the zoning code calls for at least 1-1/2 inches of asphalt over a 4-inch aggregate base, or 3-5/8 inches of concrete. We usually recommend more where trucks drive.
How many compact stalls can my lot have?
For lots with 10 or more spaces, Buena Park's code caps compact stalls at 30 percent unless a conditional use permit allows more.
Can you pave at night?
Where the city and neighbors allow it, yes. We discuss hours at the site visit.
How often should a commercial lot be repaved?
HomeAdvisor suggests every 15 to 20 years, longer with regular seal coats and crack repair.
