Driveways for a Famous Postwar Tract

Asphalt paving in Lakewood means working on one of the most famous suburbs in America. Starting in late 1949, developers turned empty fields into 17,500 houses in less than three years, finishing a house every 7.5 minutes at peak. On the first sales day, March 24, 1950, an estimated 30,000 people lined up. Lakewood incorporated in 1954 and became the first U.S. city to contract for all its municipal services.

Seventy-year-old driveways

Nearly every Lakewood driveway was built in that same short burst, so whole neighborhoods are wearing out together. After seventy years, many have been patched, overlaid or partly replaced with concrete. We remove the old layers, rebuild the base, and pave at the right height at the garage and sidewalk.

Homeowners who stay

About 70.7 percent of Lakewood's homes are owner-occupied, and households average about three people. A properly built driveway and a seal coat every few years serve long-term owners well.

Flat, consistent lots

Lakewood's tract lots are flat and similar in size, at about 46 feet elevation. That makes jobs efficient, but flat lots need careful slope so water drains.

Costs

HomeGuide lists a 400-square-foot driveway at about $2,000 to $4,800 nationally, and Angi lists tear-out and replacement at $8 to $15 per square foot. Removing multiple old layers adds to the cost. Your written quote is the price.

Concrete aprons

Many Lakewood driveways meet a concrete apron at the street. We cut a clean joint where the asphalt meets it so water does not get between the two surfaces. Apron or curb work is in the public right-of-way and needs city approval, which we check first.

Maintenance

After replacement, seal after three to six months of curing, then every few years. Fill cracks before winter.

Commercial lots

Lakewood's shopping centers and boulevards have lots that need regular seal coat and restriping. We schedule around store hours.

Neighbors on the same street

Because Lakewood driveways are the same age, neighbors sometimes schedule together. Grouped jobs can save on trucking.
