Paving a Former Dairy City

Asphalt paving in Cypress is shaped by how quickly the city went from farms to houses. Cypress incorporated on July 24, 1956 as Dairy City and renamed itself Cypress the next year. Dairies were sold to housing developers through the 1960s, and none were left by the 1970s. The population jumped from 1,753 in 1960 to 31,569 in 1970 and reached 50,151 in 2020.

Driveways at fifty-plus years

Homes built during that 1960s surge now have driveways that have outlived their original base. We see a lot of connected cracking, edges breaking at the lawn, and low spots near the garage. Replacement with a properly compacted base solves those. Where the pavement is sound but worn, a grind and repave or seal coat is the value option.

Business parks and the race course

Cypress has office and business parks as well as the Los Alamitos Race Course, which sits inside Cypress city limits despite its name. Commercial lots here see regular truck and visitor traffic and benefit from a set maintenance cycle: crack sealing, seal coat, restriping and spot repair.

Low, flat ground

Cypress sits at an elevation of only about 39 feet, and its land is flat. Flat lots need deliberate slope so water reaches gutters and drains instead of ponding on the pavement.

Mostly homeowners

About 70 percent of Cypress homes were owner-occupied in 2010. We work with homeowners on driveways and with HOAs and property managers on shared streets and lots.

Base work on old pasture

The ground under many Cypress neighborhoods spent decades as dairy pasture before it was graded for homes. When we open up an old driveway, we look for soft or organic soil under the base and replace it with compacted rock. Skipping that step is the most common reason a new driveway settles in its first few years.

Costs

Published national ranges put new asphalt driveways at about $5 to $12 or more per square foot (HomeGuide). For lots, HomeAdvisor lists asphalt paving at about $2 to $4.50 per square foot and seal coating at $0.15 to $0.30. Base repair and removal change the total, and your written quote is the price.

HOA streets

Several Cypress neighborhoods have private streets or common parking. We map and price them by section.

Cypress Questions

Do you work on business park lots in Cypress?

Yes, with maintenance plans and phased repairs.

Why does water sit on my driveway?

Cypress is very flat, so small settlement creates low spots. Regrading and repaving the area fixes it.

Can you seal coat and restripe on the same visit?

Yes. Striping follows once the sealer has cured.

Why would a new driveway settle?

Usually because soft soil under the base was left in place. We dig it out and replace it with compacted rock before paving.
