Driveways on the Old McNally Ranch

Asphalt paving in La Mirada takes place on land with an unusual farming history. In 1888 Andrew McNally bought more than 2,200 acres of Rancho Los Coyotes and surrounded it with olive, orange and lemon groves, shipping olive oil and fruit across the country. The groves gave way to houses after the war, and the city incorporated in 1960, first as Mirada Hills and then as La Mirada. It had 22,444 residents that year and 48,008 by 2020.

Driveways from the 1950s and 1960s

Many La Mirada homes were built just before and after incorporation. Their driveways are now sixty years old or more. When cracks connect and areas settle, we replace with a properly compacted base. When the surface is the only problem, resurfacing or a seal coat is the better value.

A little higher

At about 194 feet, La Mirada sits higher than its flatland neighbors toward the coast, with gentler rises toward the hills to the north. Sloped driveways need attention to drainage so runoff does not wear away edges in winter storms.

Homeowners

About 77.1 percent of La Mirada homes are owner-occupied. Most of our work here is single-family driveways, plus small church, school and office lots.

Getting here

Interstate 5 crosses the city's southwest corner, and Beach Boulevard passes through the east end, making La Mirada an easy drive from Buena Park.

Cost on a typical driveway

HomeGuide lists a 500-square-foot asphalt driveway at about $2,500 to $6,000 nationally. Removal of old concrete or asphalt, base repair and slope can push a job above that range. We price each item on the written quote.

Root damage

Mature trees from the grove era and from postwar plantings line many La Mirada streets. Roots lift driveway edges and break up the base. We remove the damaged section, assess the roots, and rebuild. Where a large tree is involved, an arborist should advise before cutting.

Maintenance

A seal coat every few years and crack sealing before winter keep a La Mirada driveway in service far longer than letting it go. Sun, not frost, does the damage here.

La Mirada Questions

Do you pave church and school lots in La Mirada?

Yes: repairs, seal coat and restriping, scheduled around services and school hours.

How do I know if my driveway needs replacing?

Connected cracks, settled spots and potholes that return mean the base has failed.

How long does a driveway replacement take?

Usually one to three days of work, depending on size and base repair.

Should roots be cut to fix my driveway?

Only carefully. Cutting large roots can harm the tree; we flag when an arborist should weigh in.
